More Home Buyers Go Under Contract, But Caution Remains

Contract signings for home sales rose 1.8% in February as lower mortgage rates and stabilizing prices drew some buyers back, according to the National Association of REALTORS®. However, sales remain slightly below last year, and uncertainty—especially around mortgage rate volatility tied to global tensions—could impact the spring market.

Mortgage rates recently dipped below 6% before climbing back to about 6.1%, highlighting buyers’ sensitivity to rate changes. Still, affordability is improving: rates are lower than a year ago, wages are rising faster than home prices, and increased inventory is easing price pressure. The median home price reached $398,000, up just 0.3% year-over-year.

First-time buyers are slowly returning, making up 34% of sales, though many are still navigating financial and logistical hurdles.
